Need interior design but don't know where to start? This package is ideal for a client that wants to carry out their own design project, but needs a little guidance. This package includes:
The initial home staging consultation fee is $150 for a 1 hour in-person meeting to see the property, and provide "walk and talk" design advice. We will take photos, video, and measurements during this time.
We also offer a virtual design consultation for a fee of $80 for a 30-minute session. The client will need to email photos and measurements prior to the session. A detailed quote will be provided after the staging consultation. The fee will be credited towards the cost of staging.

Is staging worth the cost?
Statistically, a staged home sells 87% faster than a house that is not staged (RESA, 2013). For less than the cost of a price reduction, we can help you get your home in tip-top shape by addressing the items that homeowners often overlook but buyers notice right away. For instance, let's suppose after over 30 days on the market you decide to reduce the listing price of your $250,000 home by 5%, ($12,500 reduction to a listing price of $237,500), if you would have spent just 1% ($2,500) on Professional Staging instead, you would have had a total of $10,000 extra in your sales price versus having reduced the price.

Home staging is a specialized field in which trained professionals provide a detailed inventory of items which need to be addressed prior to putting your house or business on the market. We will talk with you about your expectations and those of a potential buyer and help you re-design your home to appeal to the demographic of people who are most likely to take interest in your space. For example, homes in great school districts are sought after by young families who want their kids to attend the local schools. When a home of this nature goes on the market, a professional stager will help you make it as desirable as possible for families in this particular season of life. Staged homes will stand above their competition, which is imperative in a competitive market.
However, home staging isn't just for putting your home on the market. We provide a walk-through service to help you with what exists in your home, and advise you how to make the most impact with what you already have, as well as provide suggestions for purchases.
Is staging guaranteed to sell my home?
No, home staging alone is not enough to result in a home sale as there are many factors that drive real estate sales. Buyers look at location, size, market, and the price comparison to similar properties. However, professional staging is a powerful tool that has proven to drive an emotional response in buyers.
How much does staging cost?
It has been proven time and time again that the cost of staging is an investment with a high return. We do offer services for every budget. Staging can be as affordable as a $200 consultation, roughly $500-$1,000 to rework what you already have, or over $1,000 if you need to rent furniture for a standard sized home. Our initial contract includes one month of furniture, decor, and accessory rental. After the initial contract, you can continue to rent the items on a month-to-month basis.
What do I have to do to get my home ready for Elegant Homes to install furniture?
For us to be in and out in a timely manner for the installation, "READY" is defined as:
-All major work such as electrical, plumbing, painting, and construction is complete.
-All punch list items provided at the consultation are complete.
-All debris, boxes, and parts have been removed or are neatly stored in the garage.
-Dumpster has been removed from the property.
-Exterior work such as roofing or power washing is complete.
-Property has been cleaned.
What if I don't like the decor you put in my house?
Listing your home on the market makes your home a product for sale, simply put. Therefore, it is no longer about what your taste and style might be, but instead how it is presented to buyers. We know the target demographic for your neighborhood and utilize that knowledge to select decor and style that appeals to them. For example, in a neighborhood with great elementary schools, and nearby a park, buyers will likely be young families and thus, one of the bedrooms should reflect the ability to be used as a child's room and we may want to identify an area elsewhere in the house as a play room.
What does the staging process entail?
Our initial consultation will normally take about 1.5 hours and we will walk through the property, addressing any cosmetic repairs, painting and updates that may be necessary prior to listing the property. During this time, we will agree upon items for which the homeowner is responsible, as well as decide which furniture is to be removed and which areas need to be de-cluttered. We will then provide an itemized rental quote and schedule your installation. A consultation is required before a staging contract can be executed.
Should I stage a vacant home?
Yes! Many buyers don't have the time, or vision, to stand in your space and figure out how each room can be defined. Doing it for the buyer helps get them to their emotional connection with your home within that first few minutes!

If you’re paying a mortgage, utilities, maintenance, taxes and insurance on the property, you want it sold fast. The fewer months it sits on the market, the more money you’ll have to spend on your next home.
